Very bright, spacious & charming maisonette apartment of 77 m² / 830 sq ft at the corner of Frans Halsstraat & Gerard Doustraat (DE PIJP) — two of the most beloved streets in Amsterdam because of their abundance of green, charm and fun. High-end, entirely ready for use, on privately owned land and with multiple options for enlargement.

Unbelievable location, metro around the corner, everything nearby, multiple levels, amazing natural light in every room, large spaces thanks to the unusually square lot (~6x8m / ~20x26ft), with large windows on every side and sun throughout the day, while two large trees provide a pleasant natural ambiance while also keeping the space comfortable on warm summer days.

Located at the corner of Frans Halsstraat & Gerard Doustraat (DE PIJP) — two of the most beloved streets in Amsterdam because of their abundance of green, charm and fun.

Above anything else this space HAS A REALLY GREAT VIBE; People feel at home the moment they peek inside.

This apartment is high-end, entirely ready for use, on privately owned land and with multiple options for enlargement. The entire interior is available for takeover if needed.

It has a small & cozy feel due to a bend in Gerard Doustraat on one side and a direct view of the water at the other. While just 25 steps in any direction things start bustling with endless possibilities and fun;

In a radius of just 250m/800ft there are numerous terraces, bistros, coffee places, wine bars, cafes, restaurants of every imaginable cuisine, Michelin star-awarded restaurants, various boutiques, concept stores, specialty stores, chain stores and the famous daily Albert Cuyp street market.

In the direct vicinity there are multiple supermarkets, organic stores, bakeries, butchers, fish mongers, delis, Asian grocery stores, department stores, a night supermarket, hardware store, dry cleaner, an excellent clothes repair shop — for practically every imaginable need is a shop within reach.

This is without question one of the coolest neighbourhoods of the Netherlands. And thanks to being centrally situated you can reach any part of Amsterdam that matters on this side of the River IJ within 15 minutes by bicycle.

In just 3 minutes you walk to the platforms of the M52 Noord/Zuidlijn, where direct metros depart every 7 minutes to key areas such as Centrum, Centraal Station, Noord, RAI, Zuidas office district and Station Zuid, and with a quick transfer also to Zuid-Oost/Bijlmer Arena or Nieuw-West, including all other office districts.

There are also multiple tram lines nearby for transit to other areas in all directions, including Oost, Oud-West, Jordaan, Amstel Station, Oud-Zuid, Olympisch Stadion, VU hospital and Amstelveen.

This location is also ideal for quick access to major motorways for all directions: within 5 minutes you'll reach A10, or at most 15 min in heavy traffic. From there you'll have quick access to A1, A2, A4 and A9 motorways for all major directions within The Netherlands. The brand new Albert Cuyp Garage –an ultra-modern underground parking garage– is at just a short 2 minute walk from the apartment and can be used by permit holders (subject to availability).

Within 25-30 minutes you're in the departures hall at Schiphol Airport via metro with a quick transfer to train. In the future this will be considerably quicker and without transfer when the planned extension of the Noord/Zuidlijn to Schiphol is realised.

In the morning the sun shines through the window in the kitchen and gradually reaches the living area as the morning progresses. Towards the evening it shines for several more hours into the living room, playfully so around the edges as the light brushes past the tree on the westside of the facade. Under all circumstances there is an extraordinary amount of natural light, while between autumn and spring there is direct sunlight throughout on sunny days.

Great neighbours all around and rarely any neighbour noise because the apartment is situated on the top-most levels.

This home is of high quality for a historic building, ready for moving in right away and enjoy for many years without hassle. The entire interior is available for takeover if needed.

Detailed descriptions of these options can be found in the customized floor plans in the photo gallery.

In 2007 the building was split into apartments and fully renovated by Joreno Bouw, one of only a handful contractors at that time known for excellent quality of work and material use. This has been confirmed in practice by practically every aspect of living here being hassle-free in the years since.

Replaced as part of the renovation: entire foundation, all gas and water pipes, the entire electrical installation, all roof coverings including all tiles, zinc work, and dormers. New window frames were placed throughout the building, fitted with HR++ double glass and the entire interior has been renovated as well. On the facade all paintwork was redone in 2016 as part of grand maintenance.

The facade was almost certainly entirely renovated and impregnated, too; Although available documentation doesn't explicitly say, the bricks and mortar are still as good as new and can last for many years to come.

The owner's association is healthy, easy-going, active, professionally managed en members are up-to-date with their payments. A multi-year maintenance plan has been composed by Keurhuis, an independent third party, in 2021. This apartment has a 2/5 part of property division and votes.
